Bremer Apartments Rehabilitation - 33,400 GSF 49-Unit affordable housing property constructed in 1924. Proposed scope of work to involve a bolts-plus seismic retrofit, to include parapet and chimney bracing, roof sheathing, wall anchorage including in-plane shear blocking and strong-back shear walls at the third floor. Additional repairs include tuck-pointing; replacement of the roof; new vinyl windows, and the repair of window sills and headers at the building exterior. Interior improvements: interior finish updates; replacement of the existing incandescent and fluorescent luminaires with new, high-efficacy LED luminaires; the introduction of low-flow fixtures and EnergyStar appliances, and conversion of the existing gas-fired in-unit heaters with new hydronic heaters with a new higher efficiency hot water plant. Systems specific modifications may include the introduction of new corridor ventilation and the updating and replacement of the existing electrical risers and unit panels and a portion of unit receptacles.
